01Acceptance and scope

These Terms of Use (“Terms”) govern access to and use of the website at jvrd.in and any related pages, forms, messaging flows and services operated by JVRD Ventures LLP (“JVRD”, “we”, “us”, “our”), including the way we capture and respond to enquiries and communicate with you. By using them, or by providing your information to us, you agree to these Terms. A separate written agreement will govern any professional engagement, booking or property transaction.

02Who we are and what we do

JVRD is a real estate sales, marketing, advisory and project-management partner. We frequently act on behalf of developers, promoters and property owners to market their projects and manage buyer enquiries and the sales process. JVRD is not necessarily the developer, promoter, owner or seller of any project presented to you, and unless expressly agreed in writing, JVRD acts as a facilitator and service partner rather than as a party to the sale.

03Property and project information

Project descriptions, availability, pricing, specifications, plans, amenities, distances, timelines, approvals, photographs, renders and visualisations are general marketing information and may change without notice. Images and renders may be illustrative. Such information does not, by itself, constitute an offer, warranty, representation or part of a binding contract.

Before making any decision, obtain the latest documents and disclosures directly from the relevant developer or seller, verify all details independently (including RERA registration and approvals where applicable), and seek your own legal, tax and financial advice. Nothing presented to you by JVRD is a commitment as to price, availability, returns, appreciation or timelines.

04Consent to be contacted

When you provide your contact details or submit an enquiry, you expressly authorise JVRD and its authorised representatives, processors and communications providers to contact you by telephone call, WhatsApp, SMS, RCS, email and other channels you have provided, in connection with your enquiry, related projects and offers, and our services.

Priority of consent over registry preferences. To the extent permitted by law, this consent constitutes your deliberate request to be contacted and takes precedence over any “Do Not Disturb” (DND) or National Do Not Call (NDNC) registration on the number you provide, so that we may respond to and follow up on your enquiry. You may withdraw this consent and opt out of further contact at any time, as described in Section 5 and in the Privacy Policy, and we will act on your opt-out.

05Call recording, automated messaging and opt-out

• Recording. You acknowledge and consent that calls between you and JVRD may be recorded and stored for quality, training, verification, compliance and record-keeping. If you do not wish a call to be recorded, tell the representative or end the call.
• Automated and templated messaging. You consent to receiving automated, scheduled, templated and triggered messages (such as acknowledgements, reminders, updates, re-engagement and campaign messages) through approved channels, including the WhatsApp Business Platform.
• Opt-out. You may stop promotional communications at any time by replying “STOP” (or the stated keyword) on a messaging channel, using an unsubscribe option, or contacting us. We may continue to send essential service messages relating to a live enquiry or transaction.

06Your enquiries and submissions

When you contact us or submit information, you confirm that: the information is accurate and current; you are at least 18 years old; you are the owner of, or are authorised to use, the phone number and email you provide; and providing the information and our use of it to respond to and assess your request will not infringe any other person’s rights or any law. You are responsible for the accuracy and legality of what you submit. Do not send confidential, regulated or proprietary material unless a written confidentiality arrangement is in place. Our handling of personal data is described in the Privacy Policy. Submitting an enquiry does not by itself create a client, agency, advisory, fiduciary or brokerage relationship.

07Acceptable use

You agree to use the website and services only lawfully, and not to:

• Interfere with their operation, security, networks or other users.
• Attempt unauthorised access, introduce malware, scrape at scale, or bypass access controls.
• Misrepresent your identity, or submit information you are not authorised to provide.
• Copy, republish or exploit content except as permitted by these Terms or law.
• Use the website or services for fraudulent, misleading, unlawful or rights-infringing activity.

08Intellectual property

The website design, text, graphics, brand elements, and the selection and arrangement of content are owned by or licensed to JVRD and protected by applicable intellectual-property laws. Project names, logos and images may belong to their respective owners. We grant you a limited, revocable, non-exclusive right to view the website for personal or internal business evaluation only. No other licence is granted; written permission is required to reproduce, modify, distribute, publicly display or commercially exploit our content, except where law expressly permits.

09Third-party websites and services

Links to project sites, maps, social platforms, messaging services and other third-party resources are provided for convenience. We do not control their content, availability, security or privacy practices, and do not endorse every statement they contain. Your use of a third-party service — including any messaging platform through which you communicate with us — is governed by that provider’s own terms and policies.

10No professional advice and no guarantee

Information provided by JVRD, whether on the website, in messages or during interactions, is general in nature and is not investment, legal, tax, financial or professional advice. JVRD does not guarantee any outcome, including availability, price, loan eligibility, rental income, resale value, appreciation or completion timelines. Any decision you make in reliance on information from JVRD is made on your own assessment and at your own risk.

11Availability, disclaimers and limitation of liability

The website, services and content are provided on an “as is” and “as available” basis. We aim to keep them useful and current but do not warrant that they are complete, accurate, current, uninterrupted, secure or error-free. To the fullest extent permitted by law, all implied warranties are excluded.

To the fullest extent permitted by law, JVRD and its partners, personnel, processors and service providers will not be liable for any indirect, incidental, special, consequential, punitive or loss-of-profit damages, or for any loss arising from your reliance on information, from communications sent or not received, from third-party acts (including those of developers, sellers or platform providers), or from your use of or inability to use the website or services. Nothing in these Terms excludes any liability that cannot lawfully be excluded or limited.

12Indemnity

You agree to indemnify and hold harmless JVRD and its partners, personnel and processors from and against any claims, damages, liabilities, costs and reasonable expenses arising out of your unlawful use of the website or services, your breach of these Terms, your submission of information you were not entitled to provide, or your infringement of any law or third-party right, to the extent permitted by law.

13Suspension and changes

We may modify, suspend or discontinue any part of the website or services, and may restrict or suspend access where reasonably necessary to protect the website, JVRD or others. We may update these Terms from time to time; the version in effect when you use the website or services applies to that use, and continued use after an update constitutes acceptance.

14Governing law, jurisdiction and general

These Terms are governed by the laws of India. Subject to applicable mandatory law, the courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute connected with these Terms, the website or the services. If any provision is found unenforceable, the remaining provisions continue in effect. Our delay in enforcing a right is not a waiver of it. These Terms, together with the Privacy Policy and any applicable written agreement, constitute the entire understanding between you and JVRD regarding the website and services.
